Brian Palmiter is owner/broker of Castle Hill Realty and he has been involved in ordinary and distressed property for twenty five years. Brian's experience as a real estate broker, home builder and developer is of great importance when negotiating complicated transactions. Distressed Property
Distressed property can be a variety of different properties that for various reasons (mainly financial) provide buyers with the ability to acquire homes, land or commercial real estate at significantly lower prices.

• Foreclosure is the legal proceeding in which a mortgagee or other lien holder, usually a lender, obtains a court ordered termination of a mortgagor's equitable right of redemption.
• Short Sale is a sale of real estate in which the proceeds from the sale fall short of the balance owed on a loan secured by the property. The bank or mortgage lender agrees to discount the loan balance.
• Tax Sale - If an owner of property does not pay the property taxes, the town may eventually auction off the property. The original owner has a year to pay the tax bill and redeem the property rights. The auction purchaser receives an annualized 12% interest within the next year. If the original owner does not eventually pay the tax bill, ownership vests in the new owner.
